New construction:

How much time did you spend poring over floor plans and elevations so you home would have just the right entry, kitchen layout and master suite?  Did you look at hundreds of samples of tile, carpet, fixtures and hardware and lose sleep over all the details?

Now consider, how much time did you spend planning your front walk, the view from your kitchen window, or where you will relax outside?
Does the area surrounding your home lack the detail and personal feel of the inside?  Home builders sometimes fail to help clients plan the areas surrounding the home - to make a home feel like it belongs there - not just put there.

Best part of new construction:  The site is a "blank slate".  You can decide what you want and where it will go.

Worst part of new construction:  Much of budget may be spent on non-glamorous items like drainage problems, soil preparation and lawn establishment.

Older homes:

Have you been living with a history, but you are not sure you like the story?  Older homes can have some wonderful features that just cannot be "bought", like stately trees and mature screening plants.  Or they can have an assortment of eyesores like overgrown or poorly pruned shrubs, vines that have "taken over", or a patio that was in its heyday when Nixon was president.

Best part of older homes:  Mature plants and lawn.  You have bought "time".

Worst part of older homes:  Making decisions regarding elements that are not exactly what you desire.  Keeping with the integrity of the home and being able to compromise.
